- Government fees
- Purchase price * .004 + $98 - deed registration fee, so for $350,000 would be $1,498
-Mortgage amount * .004 + 98 – mortgage registration fee so for $300,000 would be $1,298
- Disbursements
– title search
- title insurance
- normal required searches – Sherriff's, Dept. of Finance, a title search is normally around $250 as is title insurance, but if any extra title work it can cost more and for more expensive properties title insurance cost can go up as well

there are some things we won’t know until later, such as:
- any adjustment for oil and propane top-ups if applicable
- the property tax adjustment once the vendor’s lawyer provides the tax information from  the town.
- For survey/real property report, we wait to see if new ones are needed then look to the agreement to see whose at cost.
